Villa Oliveira is a wonderful and spacious 6-bedroom villa, affording a prime location in Armação de Pêra. Located just 700m from the beach, with sea views and within walking distance of restaurants, supermarkets and some of the Algarve's best beaches, this impressive holiday home with a private heatable swimming pool and jacuzzi is the best choice for large families looking to spend quality time together in the Algarve. Villa Oliveira provides air conditioning (cooling and heating) in all rooms, as well as central heating (optional extra and upon request). This fantastic villa has 6 bedrooms spread across 3 levels, and plenty of space for the whole family. On the first floor are 2 bedrooms (one double, one twin), a bathroom and 2 lovely balconies with sea views. On the lower level there are also 2 bedrooms (one spacious double and one twin), a bathroom, a secondary fully equipped kitchen and a spacious dining / living area with comfortable sofas, TV and an entertainment area with a pool and a football table. Outdoors, you can also find a stowable table tennis table. On the ground floor is the entrance to the villa and the remaining 2 bedrooms (one double, one twin) which both have en-suite bathrooms and walk-in wardrobes. There is also an additional guest W.C. The main living / dining room is spacious and comfortable with large sofas and a dining table, and the main kitchen comes complete with a pantry for food storage and all the equipment necessary for home cooking. Access to the spacious terrace is via the living room, kitchen or one of the bedrooms on the ground floor, where you’ll find an outdoor dining area and steps down to the fantastic pool and garden. The swimming pool can be heated as an optional extra and there are plenty of sun loungers on which to soak up the sun, as well as grassy areas where children can play. On one end of the garden there is an additional covered outdoor dining space, BBQ and a fabulous jacuzzi (optional extra). The property is completely walled and fenced, with a pedestrian gate leading to the entrance area and an automatic gate leading to the parking facilities on the driveway. The location is one of the highlights of this property, as it’s just a short walk from shops, supermarkets and a variety of restaurants and bars, allowing for a car-free holiday. The beautiful beaches of Armação de Pêra are only an 8-minute walk down the road. Car Hire is not necessary/needed, however if you want to hire a car, we can help you with your request. Should you wish to hire a car or bring your own, parking spaces for 2 cars are provided on the driveway. The changeover day for this property is on Saturday. **If your flights are booked or your dates are fixed and these do not match the changeover day, please send an enquiry to confirm that they can be accepted before making a booking.** Pool Heating will always be an upgrade for your holidays, especially when travelling with children. The temperature of the water when the pool heating is activated will always be between 5ºC and 8ºC higher than if there was no pool heating. Check-in schedule: from 16:00 to 00:00 Check-out schedule: 10:00 Minimum stay is 7 days or multiples of 7 (however this may be flexible in low season) • Changeover day is on Saturday (however this may be flexible in low season) • Breakage Deposit Groups: €3.000 per party (payable by credit card only) • Booking handling, insurance and archive fee of 2,9% to be added on all payments: deposit/final balance/breakage deposit / airport transfer / extras / excursions. Prices up to 12 people. • From the 13th to 16th person pays an additional rental amount which includes an extra bed e.g. Folding-Bed/Divan bed (only €91 each, per week) or, in the case of small children (babies/toddlers), a cot (only €21 each, per week). The administration cost for the alteration of dates is €150.***
